Metro Reconstruction Services, Inc. provides construction, remodeling, exterior renovation, maintenance, and related services. Depending upon the project, services may include window and door replacement, stucco, EIFS replacement, siding, stone and masonry-related work, decks, roofing, gutters, exterior remodeling, interior remodeling, additions, new construction, commercial construction, multifamily projects, hospitality projects, maintenance, building-envelope improvements, and other construction services.
The services displayed on this website are general descriptions only. Availability, scope, pricing, specifications, materials, scheduling, and suitability depend upon the individual property and project.
Nothing on this website constitutes a guarantee that Metro will accept or perform a particular project.
4. Estimates, Consultations & Proposals
Website content, photographs, project examples, general price discussions, telephone conversations, preliminary communications, and online inquiries are not binding construction proposals unless expressly identified as such in writing by Metro.
Construction pricing depends upon numerous factors, including existing site conditions, dimensions, material selections, labor requirements, accessibility, plans, specifications, engineering, permitting requirements, market conditions, manufacturer pricing, subcontractor pricing, and the actual scope of work.
Proposals prepared from architectural drawings, engineering documents, photographs, measurements, or information supplied by others may be subject to verification through a site visit and may require revision if actual field conditions differ from the information originally provided.
5. Project Contracts & Contract Documents
Construction performed by Metro is governed by the applicable project-specific Contract Documents rather than by website content alone.
Depending upon the project, Contract Documents may include:
- Proposals and accepted estimates;
- Construction agreements;
- Project plans and specifications;
- Written Change Orders;
- Customer acknowledgment or getting-started documents;
- Written amendments;
- Manufacturer requirements;
- Warranty documents; and
- Other written project-specific agreements.
Order of precedence: If these website Terms conflict with an executed project-specific Proposal, Contract, Change Order, or other written agreement, the applicable project-specific document will control to the extent of the conflict.
6. Project Communication & Decision-Making
Clear communication is essential to a successful construction project. Metro may request that a Customer designate a primary decision-maker who is authorized to provide project direction and approve selections or changes.
Customers should direct questions concerning scope, billing, scheduling, design changes, additional work, materials, or construction methods to Metro's office or assigned Project Manager.
Customers, occupants, tenants, designers, family members, or other representatives should not independently direct Metro employees, subcontractors, suppliers, or laborers or request changes directly from field personnel unless specifically authorized by Metro.
This helps ensure that project changes are properly reviewed, priced, scheduled, documented, and approved.
7. Customer Responsibilities Before & During Construction
Customers are responsible for reasonably preparing work areas before construction begins unless Metro agrees otherwise in writing.
This may include:
- Removing furniture and personal belongings from construction areas;
- Removing artwork, televisions, mirrors, shelving, decorations, and other wall-mounted items near construction;
- Removing curtains, blinds, window treatments, and furniture from window and door work areas;
- Protecting valuables, electronics, collectibles, and fragile items;
- Providing reasonable access to work areas;
- Providing access to necessary utilities when required;
- Keeping children, pets, occupants, and unauthorized persons away from active construction areas;
- Making selections and project decisions in a timely manner; and
- Promptly communicating known property conditions or concerns that may affect the work.
Construction creates vibration, dust, noise, temporary odors, equipment traffic, and other normal inconveniences. Customers should remove or protect items that could be affected by normal construction activity.
8. Property Access, Deliveries & Material Storage
Customers agree to provide reasonable property access for Metro employees, subcontractors, suppliers, inspectors, engineers, utility companies, delivery personnel, and others reasonably necessary to perform the contracted work.
Construction projects may require commercial trucks, dumpsters, trailers, forklifts, lifts, cranes, scaffolding, material storage, portable sanitation facilities, and other equipment.
Customers may be asked to provide a reasonably level and accessible location for deliveries, material storage, dumpsters, or temporary facilities.
Special delivery requirements, off-site storage, repeated handling, restricted access, crane services, special permits, traffic control, or other unusual accommodations may result in additional costs when permitted by the applicable project agreement.
9. Jobsite Safety & Metro Equipment
Construction sites contain inherent hazards. Metro may restrict access to active work areas whenever reasonably necessary for safety.
Children and pets should be kept away from construction zones, and unauthorized individuals should not enter restricted work areas.
Customers and other unauthorized persons may not operate, climb upon, modify, move, or use Metro's construction equipment, including scaffolding, ladders, lifts, forklifts, compressors, generators, power tools, temporary electrical systems, or safety equipment.
Metro reserves the right to stop or suspend affected work when Metro reasonably determines that conditions are unsafe.
10. Existing, Hidden & Concealed Conditions
Remodeling and renovation frequently involve conditions that cannot reasonably be identified until demolition or construction begins.
Examples may include:
- Rot or concealed water damage;
- Mold or microbial growth;
- Structural damage or settlement;
- Improper framing or missing structural components;
- Hidden plumbing or electrical systems;
- Defective prior construction;
- Insect or rodent damage;
- Dry rot;
- Asbestos-containing materials or lead-based paint;
- Improper waterproofing or flashing;
- Missing or damaged sheathing or insulation;
- Foundation deficiencies;
- Drainage problems; and
- Existing code violations.
Unless specifically included within the contracted scope, correction of concealed or unforeseen conditions may constitute additional work and may require additional labor, materials, engineering, permits, inspections, subcontractors, or scheduling adjustments.
If potentially hazardous materials or unsafe concealed conditions are discovered, Metro may suspend affected work until appropriate testing, remediation, engineering, or governmental requirements have been addressed.
11. Project Scheduling, Weather & Delays
Construction schedules are prepared using the best information reasonably available at the time. Unless a written agreement expressly provides otherwise, projected start dates, completion dates, milestone dates, and durations are estimates rather than guaranteed completion dates.
Schedules may be affected by circumstances such as:
- Weather;
- Material shortages;
- Manufacturer production schedules;
- Shipping and delivery delays;
- Utility companies;
- Permit processing;
- Municipal inspections;
- Engineering review;
- Hidden conditions;
- Customer-requested changes;
- Change Orders;
- Subcontractor availability;
- HOA or municipal requirements;
- Emergencies;
- Safety conditions;
- Other contractors; and
- Events outside Metro's reasonable control.
Weather Conditions
Certain construction materials and installation processes cannot be safely or properly completed during rain, snow, ice, high winds, excessive heat, freezing temperatures, excessive moisture, or other unsuitable conditions.
Metro may determine when weather conditions create an unsafe work environment or could compromise installation quality.
Customer-Caused Delays
Delays caused by unavailable access, late selections, delayed decisions, Customer vendors, other contractors, unavailable utilities, occupied work areas, financing, HOA restrictions, or unpaid amounts may affect Metro's schedule and may result in additional costs where provided by the applicable project agreement.
12. Materials, Allowances & Customer-Supplied Products
Construction materials may vary naturally in color, texture, grain, dimensions, appearance, and other characteristics. Natural or manufacturer-permitted variations are not necessarily defects.
Customer-Supplied Materials
When a Customer purchases or supplies products directly, the Customer is generally responsible for verifying appropriate quantities, measurements, compatibility, availability, delivery timing, product condition, manufacturer warranties, returns, exchanges, selections, and suitability for the intended application.
Customer-supplied products that arrive late, damaged, incomplete, incorrect, incompatible, or unsuitable may cause delays or additional work.
Special-Order Products
Windows, doors, cabinetry, countertops, stone, tile, millwork, specialty finishes, and other custom products may be manufactured specifically for a project and may have extended lead times or limited return and cancellation rights.
Color & Texture
Customers are responsible for reviewing and approving applicable colors, finishes, textures, and material selections before installation.
Exact matching between new and existing materials cannot always be achieved because of age, sunlight, weathering, fading, manufacturing tolerances, previous repairs, and natural material variation.
13. Windows, Doors, Stucco, Siding & Exterior Systems
Metro performs contracted installation work in accordance with the applicable project documents, manufacturer requirements, and applicable building-code requirements.
Long-term performance of exterior assemblies depends upon the interaction of numerous building components, some of which may be outside Metro's contracted scope.
Existing conditions may include:
- Improperly installed windows or doors;
- Improper or missing flashing;
- Existing water intrusion;
- Rotten or damaged sheathing;
- Improper framing;
- Structural movement;
- Defective roofing or drainage;
- Improperly installed weather-resistive barriers;
- Existing moisture damage; and
- Work previously performed by others.
When Metro discovers substrates or surrounding construction that are unsuitable for proper installation, corrective work may be required before installation can continue.
Metro's responsibility and warranty are limited to the work actually included within Metro's contracted scope, subject to the applicable project agreement and warranty terms.
14. Interior Construction, Dust & Existing Finishes
Interior remodeling naturally creates dust, vibration, noise, temporary odors, and disruption.
Metro may use commercially reasonable floor protection, masking, plastic containment, dust barriers, and other temporary protective measures where appropriate. Construction dust cannot always be completely prevented from migrating into adjacent areas.
Construction vibration may contribute to nail pops, screw pops, hairline drywall cracks, plaster cracking, joint movement, or similar conditions, particularly where existing finishes or construction are aged or already stressed.
Existing paint, stain, wallpaper, drywall texture, plaster, trim, and decorative coatings may be difficult or impossible to match exactly because of aging, weathering, fading, wear, previous repairs, product discontinuation, and natural variation.
15. Exterior Construction & Property Conditions
Exterior construction may require workers and equipment to travel across lawns, driveways, roofs, landscaped areas, walkways, and other portions of the property.
Metro will use reasonable care, but normal construction operations involving trucks, dumpsters, scaffolding, lifts, material deliveries, mixers, compressors, and other equipment may affect surrounding areas.
Landscaping
Customers should identify sensitive landscaping, irrigation, underground improvements, specialty paving, heated driveways, and similar property features before construction begins.
Driveways & Paving
Heavy construction equipment can place substantial loads on pavement. Existing deterioration, cracking, settlement, hidden voids, age, freeze/thaw cycles, and improper prior installation may increase the possibility of damage.
Roof Access
Certain projects require roof access. Aged, brittle, deteriorated, or previously damaged roofing materials may be susceptible to cracking or damage during otherwise reasonable construction activity.
16. Coordination With Other Contractors
Metro may coordinate with architects, engineers, designers, suppliers, utility companies, and other contractors when reasonably necessary for the Project.
Unless expressly included within Metro's contracted scope, Metro is not responsible for supervising, scheduling, warranting, or correcting the work of independent contractors retained by the Customer or others.
Damage to Metro's completed work caused by homeowners, tenants, movers, installers, tradespeople, or other contractors may not be covered by Metro's warranty.
Repairs, remobilization, rescheduling, or additional work resulting from the acts or delays of others may result in additional charges when authorized by the applicable project agreement.
17. Permits, Engineering, Plans & Inspections
Responsibility for permits, engineering, architectural services, municipal fees, HOA requirements, utility fees, third-party inspections, and related costs will be determined by the applicable Proposal or Contract.
Metro's estimates may rely upon drawings, specifications, engineering documents, and other information supplied by Customers or third parties. Incomplete, inaccurate, or ambiguous plans may affect project pricing and scope.
Inspection schedules are controlled by the applicable governmental authority or third-party inspector and may affect construction scheduling.
When unforeseen conditions or code requirements require additional engineering, design, permits, inspections, or corrective work, those services may constitute additional work unless already included within Metro's contracted scope.
Certificates of Occupancy
Where a Certificate of Occupancy or Temporary Certificate of Occupancy is legally required, the affected space should not be occupied before authorization from the applicable governing authority.
18. Changes to Project Scope & Change Orders
Construction projects frequently evolve as work progresses. Changes involving scope, materials, finishes, construction methods, pricing, or scheduling should be documented through an appropriate written Change Order or other written authorization.
Metro may decline to perform material changes requested verbally until the requested change has been reviewed, priced, documented, and approved.
Scope changes may affect both project cost and the time required to complete the Project.
Emergency work reasonably necessary to protect persons or property may be addressed immediately when circumstances do not reasonably permit advance documentation, subject to the applicable project agreement and law.
19. Payments, Deposits & Project Pricing
Payment requirements, deposits, progress payments, retainage if applicable, payment methods, processing fees, late charges, and other financial terms are governed by the applicable Proposal, Contract, invoice, Change Order, or other written agreement.
Metro may be required to place deposits with manufacturers, suppliers, or subcontractors to reserve production, materials, labor, or pricing.
Material prices, manufacturer pricing, subcontractor pricing, shipping, tariffs, market conditions, and product availability may change. Any adjustment to an accepted contract price will be governed by the applicable Contract Documents and law.
Failure to make payments when required may result in scheduling changes or suspension of work to the extent permitted by the applicable agreement and law.
Metro reserves all lawful remedies concerning unpaid amounts, including rights that may be available under applicable Colorado construction and mechanic's lien laws.
20. Workmanship & Warranty Conditions
Metro stands behind the work it performs. Specific workmanship warranties, warranty periods, exclusions, claim procedures, and manufacturer warranties are governed by the applicable Contract Documents and warranty materials.
Unless expressly stated otherwise in writing, Metro's workmanship warranty applies only to work actually performed by Metro and does not extend to unrelated existing construction or work performed or subsequently modified by others.
Conditions generally outside Metro's control may include:
- Structural or foundation movement;
- Soil movement;
- Flooding;
- Hail;
- Windstorms;
- Lightning;
- Fire;
- Freeze/thaw cycles;
- Improper maintenance;
- Abuse, misuse, neglect, or vandalism;
- Impact damage;
- Existing defects;
- Manufacturer defects; and
- Alterations or damage caused by others.
Natural Material Movement
Construction materials naturally expand, contract, cure, shrink, weather, and move. Minor hairline cracking, shrinkage, seasonal movement, wood movement, drywall movement, caulk shrinkage, and similar characteristics may occur as part of normal building behavior.
Cementitious Products
Concrete, mortar, stucco, grout, masonry, brick, stone veneer, cement board, and similar products can develop hairline cracking during curing, drying, seasonal movement, or normal aging. Applicable project-specific warranty and crack policies will control warranty coverage.
Owner or Third-Party Modifications
Cutting, drilling, fastening, penetrating, removing, modifying, or altering Metro's completed work may affect warranty coverage for the altered area. This may include later installation of security equipment, satellite equipment, electrical components, plumbing, signs, awnings, lighting, deck attachments, solar equipment, or other improvements.
21. Project Photography, Documentation & Marketing
Metro may photograph or video its work before, during, and after construction for legitimate business purposes, subject to applicable agreements and law.
Project imagery may be used for purposes such as:
- Project documentation;
- Quality control;
- Warranty records;
- Employee or contractor training;
- Company portfolios;
- Website content;
- Social media;
- Advertising;
- Educational materials; and
- Award or project submissions.
Metro will make reasonable efforts to avoid intentionally displaying sensitive personal information in marketing photographs. Customers with project-specific privacy concerns should notify Metro before photography is scheduled.
Project-specific photography permissions or restrictions contained in a signed agreement will control over this general website provision.
22. Manufacturers, Brands & Third-Party Products
Metro may install, recommend, discuss, or display products manufactured by third parties. Product names, trademarks, logos, specifications, warranties, photographs, and other manufacturer information remain the property of their respective owners.
References to a manufacturer or product do not mean that every product from that manufacturer is appropriate for every project.
Product availability, specifications, colors, options, lead times, warranties, pricing, and installation requirements may change without notice.
Manufacturer warranties are provided by the applicable manufacturer according to that manufacturer's terms. Metro's workmanship obligations, if any, are separate and governed by Metro's applicable written warranty and Contract Documents.
Any manufacturer certification, contractor designation, dealer relationship, or similar credential displayed on this website is subject to the applicable manufacturer's program requirements and should be interpreted according to that manufacturer's terminology.
