Here are a couple of ideas on what you can ask your Contractor before you hire them.
How long have you been in the industry/business? The more experience the contractor has the better.
Are you licensed? We want to make sure that he can complete what he/she is being hired for.
Are you insured? Can I be provided a copy of your insurance? Things don’t always go according to plan; therefore, we want to make sure the company you hire is covered.
Is your company going to be acquiring all the permits that are required by the city? Obtaining all documents and scopes that the city requires can be stressful for a homeowner. An experienced Contractor will know exactly what the city requires to obtain the necessary permits.
Is your company the one in charge of scheduling inspections? Your Contractor should be aware of all the steps of the project and if any inspections are needed by the city inspector. To avoid any delays in completion of the project, a contractor should be aware of every inspection step required.
Is the total cost for the project written on the contract? It is important to have the total cost of project to avoid any surprises in price for your project. How will you let me know if there are additional charges to the total amount of the project?There are instances for example, sheet-rock being replaced, and the workers find that the wooden studs are rotten, those studs must be replaced in order to complete the task. It Is important that your contractor informs you of these damages and what it will cost to repair. That way you can decide if you agree with the charges or will hire someone else to repair the damages. You wouldn’t want to be surprised by just having these charges added to your bill without you knowing or having options.
Does your labor and materials include any warranty? If so, how long is the warranty for? We always want to feel at ease that if something goes wrong, like your new roof is leaking, the company will work with you to repair the problem.
Is there a termination clause included in your contract? A Termination clause is good both ways. It allows for either party to terminate the contract without any penalties if any of the circumstances in the contract are not being met.
How is clean-up going to be daily and at the end of the project?Having the area where the project is taking place clean and free of debris is very important. It could help avoid any damages and accidents for both workers and family that occupies the home.
How do you handle situations where workers have damaged property? Hey, accidents happen! It is important and reassuring to know that the company will take responsibility for any damages caused by his workers.
It is always ideal to get to know the person/company that you will be allowing to come into your home. Don’t be afraid or embarrassed to ask as many questions as possible. After all, it is your home and your money!
