This highend Barndominum will have a shop/garage on the first floor, with an option to convert garage area to stalls to take care of horses, one bathroom and plenty of storage. There is also a attic type mechanical room to keep everything out of the way. This area has over 14′ ceilings and 2 large custom barn look garage doors. The front entry will house a custom built Knotty Alder spiral staircase leading to the living quarters on the 2nd floor.
The second floor with 1 bedroom, an office, bathroom, kitchen living room and storage area. There is a large walkout deck on the east side, with composite decking, over sized cedar posts and beams. on the west side there are 2 private decks on each end. Living area will have, real stone wood burning fireplace, engineered 3/4″ thick hard wood floors, handcrafted knotty walnut cabinets throughout. Custom Knotty Alder trim and base boards, tile in kitchen and bathroom. Composite decking, fabricated metal handrails, Da vinci roof, with copper weather veins over the 2 cupolas. House will be 90% real stone, and 10% stucco. 98% efficient propane central air system, Insta-hot, and an 125.000 BTU propane heater for the garage.
Project Description –
Customer has always had leaking issues at the sun-room section of their house. to solve this problem, we will remove the sun-room completely, step the wall back to make for a larger deck space, install a EPDM rubber membrane roof over pitched at 1/3″ per foot, floating composite deck with metal cable handrails above. The EIFS stucco system on this face will be replaced with a true 1/2″ hard coat stucco system. The commercial style windows are getting replaced with Aspen series Windows upstairs, 1 single slider and 1 double door slider at deck level. The deck will have a custom designed seamless gutter system to keep the water away from the house.
On the North side, the unusual 1 post 2 story deck will be rebuilt and made bigger. Completed with composite decking and a metal cable handrail system.
inside the open conjoining floor area will be enclosed to allow for more privacy, finished with hard wood floors.
